IRA & 401k Investing

Bank financing for the purchase and renovation of investment property.Steve is an experienced attorney who is nearing retirement age and was looking for a way to leverage the funds he had in his retirement accounts.  He had heard about one of our investors who had bought and sold investment properties using money in their IRA and 401k without any type of penalties, but didn't know where to go to set this type of a transaction up.  We were able to put Steve in touch with one of the nation's leading Self Directed Investment firms to help handle all of the paperwork.  The result was that Steve was able to select a property from our inventory and use his retirement funds to purchase and renovate the property.  Our closing coordinator, who is specially trained to work with self directed real estate purchases, worked directly with the firm that held his self directed IRA to ensure a smooth closing.  In fact, Steve didn't even need to show up to the closing at all.  Steve successfully used his retirement account to purchase an investment property without penalty, and will even be able to roll the profit back into his retirement account TAX FREE.

 Private Lending

Build can help with private lending.Chris is an experienced investor who typically purchases 2-3 investment properties per year without any type of financing.  He wanted to increase the amount of properties that he could buy, fix and sell in a year; but didn't have additional capital to renovate more than 2 properties at a time.  Chris needed a way to leverage what additional capital he did have, to be able to complete more than 2 properties at the same time.  Build provided him with access to private funds through our in-house financing that allowed him to purchase a property with a 20% down payment on a 9 month loan.  The result was that Chris, using our private financing, was able to close on an Anderson property that he selected from our inventory.  By using private lending to leverage his additional funds, Chris anticipates that he will be able to complete at least 2 additional rehabs per year.

Bank Rehab Financing

Bank financing for the purchase and renovation of investment property.When James came to us in 2010, he was a brand new real estate investor who was having trouble securing financing for the purchase and renovation of his first investment property.  He had good credit and more than the 20% down payment most lenders require.  However, he was unable to find a bank that would lend not only the purchase price, but also the capital for the repairs necessary to bring a house up to its highest and best condition.  We were able to introduce him to a local bank that we knew had a positive history of providing rehab financing to real estate investors like James.  The result was that he was able to secure financing for the purchase and renovation of his first investment property, which he purchased from our inventory.  At the time of this writing, James' contractors are finishing up the renovations and plan to have the property on the market by March 1st.
